How we work - Steps to building a house or construction project

This is the first opportunity for you to tell us about your project. How do you Once we have a brief idea of what you’re looking to do, we’ll share a questionnaire with you containing a few detailed questions so we can get a better understanding of what you want to achieve with your building process.

We love to hear from you to talk about your project and how we can work together to bring your ideas to life. During this session we will cover all of the big questions around steps to building a house including time frames, council, pricing, project management, materials.

We can use existing approved plans you already have to put together a brief costing of your job, or if you don’t currently have plans drawn up, we can suggest a reputable architect to help you transfer your thoughts and dreams onto paper. We will then take these through to the council approval stage for you and give you more details about how our building process works.

We offer either fixed price or cost plus margin, with each having their own advantages. Fixed pricing gives you a fixed sum of what the build will cost, based on what you decide you want prior to the signing of the contract. Cost plus margin pricing is an estimated cost break down, but you pay for exactly what is needed during the build process when we issue you with regular invoices.

Once we’ve agreed upon the pricing structure, we’ll present you with a full building contract. Allowing you time to check it over with your solicitor prior to signing, this will outline our responsibility to you, the extent of work, insurances, work and payment schedule. A timeline for your project and the estimated completion date will also be set at this point.

During the course of your build there will be regular time-tabling, site meetings and budget reviews. This gives you the opportunity to view progress and address any queries you have with regards to design and functionality, that may arise as you start to see your dream renovation/home brought to life.

Once you’re fully satisfied with the results, we’ll provide you with our residential guarantee and we’ll carry out the final inspection and supply you with all of the documents you need! Your build is now complete!
